Ending your tenancy
We strive to deliver 10/10 experiences but appreciate that sometimes people need to move to be closer to family, friends or employment and we like to make it as simple as possible for customers to end their tenancy.

We’re sorry to hear you’re thinking of leaving us. Here’s everything you need to know about giving us notice and moving out. You must give us a minimum of 28 days’ written notice.
A signed letter should be posted to the Support Team to the Trust Edinburgh office at;

Alternatively you may wish to scan a signed letter and email this to our Support Team at ateam@trustha.org.uk.
If you live at a staffed development you can also hand a signed letter to a member of staff on-site.
Please note that the notice period will only commence from the day Trust receives the notification.
Here’s a quick recap of some important things you need to remember when moving out of your home with Trust:
- Ensure any arrears have been settled
- You’ll need to continue to pay utility bills and council tax up to your tenancy end date
- Make sure you don’t owe Trust any other charges from previous periods
- Empty your home, including furniture and floor coverings
- If you leave any personal belongings, fixtures or furniture behind, we’ll need to charge you for removal costs
- Leave everywhere – inside and out – neat, tidy and clean
- Remove anything installed without Trust’s permission, and repair any damage
- Apply for any ‘compensation for improvements’
- Ensure everyone living with you leaves too
- Take meter readings as you leave the property, report these to Trust and your energy company
- Make sure you inform relevant people, agencies and any other organisations that you’re moving
- You may need to pay for repairs or the replacement of damaged fixtures and fittings
- Please remove any medical equipment before the tenancy ends e.g. hoists, hospital beds, stair lifts and oxygen tanks etc
- We’ll visit your home to inspect its condition during the notice period and at the end of your tenancy
- Return all keys on or before the last day of your tenancy
- Provide a forwarding address
At Trust we realise that this may be a sad and difficult time for you and your family but unfortunately there are things that you, as the next-of-kin or executor, are required to do in order to ensure that the tenancy is correctly ended. Trust wants to make this as easy as possible for you and your family or anyone else who is dealing with the tenants estate.
If applicable we may have already been notified of the death by staff in Later Living Housing, however please do still contact us and we will be happy to provide you with any further information you may need.
For all other housing it is important that you do contact us to report the death and discuss arrangements for clearing and returning the keys to the property to Trust.
Some important things to know include;
- Succession - if you think that you or someone else may be legally eligible to succeed to the tenancy, please go to our page on Tenancy Succession Tenancy succession | Trust Housing Association (trustha.org.uk) and if you contact us we will be happy to discuss and provide further advice.
- Death Certificate - a copy of the death certificate is needed as proof of the date of death. The tenancy legally ends on the date of death and all housing benefit or universal credits payments will cease from that date.
- Time to Clear the Property and Returning the Keys - Trust understands that time is needed to make arrangements and to clear the property and we can allow 14 days from the date of death for this to be done. No charges will be applied during this 14-day period. If you need to discuss just contact us.
- Rent Due or Overpayments of Rent - When everything is concluded we will review the rent account and if any monies are due to Trust we may make a claim against any estate. If there is a credit in the account this can be paid to the next-of-kin or the executor, if we have a copy of the death certificate. We would contact you in due course to discuss this further.
Please note that we will provide further information and confirmation in writing including what you need to know on clearing the property and the date the keys need to be returned.
